Stagingcan be a turn-off for sellers who assume it is too expensive or that their house doesnt need it.

A lot of people dont realize that there are varying levels ofstagingand they come with varying cost and effort!Stagingcan be free and simple in many cases. There are many ways to stage a home. It can be as simple as following guidelines to de-clutter and give your home a consistent traffic flow, or it can involve a complete design renovation. Every home is unique which is why we offer a customstagingplan for your home.

Here are five levels ofstagingoptions you may see included in one of our custom plans:

One-time in-home consultation

A home stager will offer advice about how to best showcase your home. They may suggest a fresh coat of paint with a color palate, types of flooring, fixtured or simple landscaping to bump up your curb appeal. Many stagers are designers by trade so they know what looks good, what buyers care the most about when touring a home and how to get the highest asking price quickly!

Think a professional will cost big bucks? Think again. We can refer you to a full time designer who works with you and charges by the hour. We find for many sellers this is the best investment of a few hundred dollars they can spend prior to listing their home.

Partial Staging

Partialstagingis working with a stager to mix what you already have with a few pieces that really show off your space. This process may be as small as adding accent pieces, or adding throws and pillows to give your home more texture. It may be a bigger project like swapping out outdated furniture with newer pieces or over sized furniture with smaller pieces that showcase how big some of your rooms are.

Fluff Staging

Fluffstagingis the art of using what you have and optimizing it to showcase your home. Our professionals are experts at walking you through this process and work with many sellers at this level when it is not necessary to bring in a stager. You may have some outdated furniture or bare walls. You may use a bedroom as an office and move a small bed in to illustrate that rooms full potential. Maybe you have a family room with furniture that is not positioned to optimize traffic flow. Perhaps areas of your home are under-utilized where furniture can be re-positioned to optimize the floor plan. These small changes pay big dividends when buyers walk through the various rooms in your home.

Full Staging

Do you need to move out before listing your home and dont want to put your home on the market without furniture? Fullstagingis your best option.

Buyers can have a difficult time imagining how they would live in a home. A home without doesnt provide that vision that a lot of buyers are hoping for. A home without furniture can feel empty and cold. Fullstagingis what it sounds like! A team of professionals will fully outfit the home with furniture, accessories and wall art. Full StagingPlus Renovation

If you are moving out of your home before selling and it needs a little updating, bringing in a stager plus a contractor can be the way to go. Stagers will work with contractors to work quickly and within budget to get your home ready to list!
